Neither Landco, the Landco Club Concierge or PLI shall be liable to any Member or his/its guests as a result of or in conjunction with the use of the Membership Card.

Any misrepresentation or fraudulent use of the Membership Card will result in the automatic loss of Club membership privileges and expulsion from the Club.

Landco and the Club reserve the right to reject or cancel membership in the Club of any Property Owner, even if such Property Owner is in Good Standing.

The benefits, terms and conditions of Club Membership may be amended or withdrawn at any time or from time to time without prior notice at the sole discretion of Landco and the Club.

Members should book through the Landco Club Concierge via phone, email or walk-in before going to a Landco Development. A “no booking, no access” policy shall be strictly enforced at each Landco Development. Members shall comply with booking rules and policies as may be issued by Landco or the Club.

Members availing of access and/or use of Landco Developments shall be subject to the terms and conditions and all rules and regulations of and/or applicable to the respective Landco Development.

Access and/or use of the features, facilities and amenities of the respective Landco Development may be restricted or otherwise limited on certain dates and subject to the availability and or capacity of the features, facilities and amenities of such Landco Development.

Members may bring guests to Landco Developments provided such guests are subject to the same terms and conditions and all applicable rules and regulations of the respective Landco Development. Members can only be allowed to bring up to 4 guests.

Guests that are 12 years old and younger may avail of the Club privileges provided they are accompanied by their parent-Member or guardian duly authorized in writing by the parent-Member or by a brother or sister who is a Member and is at least of 18 years of age. Members are responsible at all times for the good behavior and conduct of their guests while in the Landco Developments. Members will be held responsible for any damages caused by them or their guests.

Property Owners shall consist exclusively of (i) all persons or entities holding legal title to a lot or condominium unit in the Landco Development, and (ii) purchasers of a lot or condominium unit in the Landco Developments who have paid the first down-payment for the lot or condominium, as certified by the Credit and Collection Group of Prime Leisure Inc. (PLI), under the terms and conditions of the relevant instrument of sale under which such purchaser shall take title to the said lot or condominium (the “Sales Contract”).

Only Property Owners in Good Standing shall be entitled to the benefits of Membership in the Club. Qualification as a Property Owner in Good Standing for Club membership shall be solely determined by Landco and the Club at their absolute discretion. A Property Owner will be considered in Good Standing for purposes of qualifying for Club membership if all applicable payments under the Sales Contract and all applicable association dues and other charges are updated as certified by PLI and/or the relevant Homeowners’ Association or Condominium Corporation of the Landco Development.

Any Property Owner who defaults in his/its obligations under the Master Deed and Deed of Restrictions and/or the By-laws of the Landco Development and/or the Sales Contract, as the case may be, and/or ceases to be a Property Owner automatically ceases to be a member of the Club as of the date of (a) revocation of good standing and/or expulsion from the Homeowner’s Association or Condominium Corporation of the Landco Development, or (b) cancellation of the registration of ownership of the Property Owner in the relevant Register of Deeds.

Any Member who ceases to own a lot or unit in the Landco Development automatically ceases to be a member of the Club.

Membership in the Club is free of charge.

The Membership in the Club is non-transferable and has no cash value.

Property Owners become members in the Club (“Member/s”) upon issuance of a Membership Card.

The Club will issue Membership Card to the Member upon the submission of a validly completed Member’s Information Sheet (“MIS”), attached hereto as Annex “A”, to the Landco Privilege Club Concierge located at the 3rd floor, Centermall Building, President’s Avenue, BF Homes, Sucat, Paranaque (the “Landco Club Concierge”) and qualification as a Property Owner in Good Standing.

In case the Property Owner is a legal entity, the authorized officer of the entity shall designate the person who shall be the Member of the Club. Where a lot or unit is owned in common by two or more persons, they shall designate either one of them to be the Member.

Issuance of Membership Card is free of charge.

The Membership Card is the responsibility of the Member and is valid until the expiry date shown on the card, unless sooner revoked or cancelled as herein provided.

The Membership Card shall have a one-year expiration period and shall be subject to annual renewal.

Membership in the Club and the Membership Card are non-transferable and shall be used only by the authorized cardholder.

Duplication of a Membership Card in any form is strictly prohibited.

Any loss or theft of the Membership Card should be immediately reported to Club Concierge at (02) 8365-000. An administrative charge of Php 150 shall be paid before the issuance of a replacement card.
